Below is some information which I found interesting…hopefully you will too! (But I’m an info/statistics nerd…so maybe not)
As of this afternoon, there are 5 bank-owned homes on the market in Winston Trails.
1) A Nairobi in Barton Creek at $300,000
2) A Venice in Turnbury at $314,900
3) A Riviera with a pool in Newport Village at $324,900
4) A Princeton with a lake view In Bay Meadow for $348,400
5) A Sydney on a lake in Indianwood at $369,900
There is an average asking price per sq. ft. of $138 on the bank-owned homes.
The average ‘sold’ price of the 102 Winston Trails sales in 2014 was $137/sq. ft..
Out of the 102 Winston Trails sales in 2014…20 of them have been bank-owned sales. The average selling price on these 20 was $118/sq. ft. or 14% less than a traditional sale. It looks to me like the banks are getting a bit over optimistic on their pricing!
The 102 Winston Trails sales also included 4 short sales which sold at $132/sq. ft.…just 3.6% less than a traditional sale.
