Some times they send you a real fancy mailer...other times you hear a great ad on the radio or get a recommendation from a friend or coworker...or you may even end up hiring a relative!
In any case, you may end up with the wrong agent...and you may never know how you are losing (or already lost) thousands of dollars.
Case in point: A home, here in Winston Trails, was put on the market (on the MLS) and there are so many errors just in the MLS listing that it scares me to think how this agent will write and negotiate a contract, deal with an appraiser, and navigate this home through a short sale negotiation, then escrow!
Look at the image capture below to see the most glaring (and damaging) errors. And be aware that this is the way agents will be able (or not able) to find your home for their clients. They search the MLS by criteria set by the client...for example..someone looking for a home with a separate guest house...or a home with a 2 car garage...this home listing will never show up!
Most (if not all) clients never even think to review their MLS profile with their agent...and there are many more detail of an MLS listing that should be reviewed...(how many photos did they put up on MLS and how flattering are those photos, is there a virtual tour on the MLS...there is one popular agent that does a lot of radio and print advertising who never puts a virtual tour on her Winston Trails listings...and I'm sure she doesn't sell her clients on that being a benefit!). Is the HOA fee correct? Is the homes method of construction right? And it goes on.
Be careful...what you don't know...and don't know to ask about, can cost you thousands of dollars and months of extra time on the market.
