Recent Winston Trails sales

In the past few weeks or so there have been a good number of closings…The inventory remains very low…only 23 homes on the market out of approximately 1900.

Here are the details on the six most recent sales:

March_2013_sales

  1. A London model in The Greens…on the lake with a covered patio and accordion shutters…sold for $182,500 with a conventional loan.
  2. A Copenhagen model in Prairie Dunes…completely renovated with new baths, new kitchen, new flooring, pool…sold for $255,000 in an all cash sale.
  3. A Cairo model in Golfview Village, also rehabbed, on the golf course, sold for $270,000 with a VA mortgage.
  4. A Courtyard model in Golfview Village, on the lake with a pool, sold for $270,000 in an all cash sale.
  5. A Nairobi model in Muirfield, on the golf course, sold for $270,000 with a conventional loan.
  6. A Lexington model in Newport Village, rehabbed, lakeview with a pool, sold for $285,000 with a conventional loan.

It is a good market for Winston Trails sellers right now. But one thing all of the above sales had in common…TOP CONDITION with a lot of upgrades and staged properly…Buyers are pulling the trigger, but are bypassing less-than-perfect offerings.

Historically, the best Winston Trails selling season is approaching…May, June. July and August. Since Winston Trails was developed, the time period between when public school is ending and when the next school year begins has always been the busiest buying/selling time. We have been blessed (so far) with “A” rated schools from elementary through high school, which is a huge factor in the desirability of our community to families. If you have thought about selling now or in the coming months…it’s a good time to take advantage of the the low inventory and between-school-term buying season.
