Lis Pendens in Winston Trails
Notwithstanding all of the good housing news that has been all over the media recently, the number of homes in some stage of a foreclosure action by the lender, in Winston Trails, currently stands at 85.
Now this doesn't necessarily ean that all 85 are "going back to the bank"...some of the 85 may catch up on back payments, some may negotiate a forebearance agreement, others will be able to refinance out of their loan, some will do a short sale, and the rest.....
Considering that a review of recent courthouse sales reveals that banks are taking anywhere from 9 months to almost two years to actually take a home back, housing prices during the next 24 months could still be very soft absent some new govt. assistance/stimulus directly to housing.

Winston Trails...Under Contract...Muirfield Village
A Nairobi, 2 story, (4/2.5/2), on the golf course, in Muirfield Village has just gone under contract. This home had been on the market for 138 days and was being marketed as a short sale. At the time of contract, the home was priced at $285,000.

Winston Trails...Just came on the market 2 minutes ago
An Antilles in Sand Hills, 4/2/2, 2000sq. ft. +/-, 1 story, lake, pool, pie-shaped/oversize lot, was just placed on the market for $319,000.
The current owners are the original owners and purchased this home in April of 2002 for $291,000.

A Capri 2, (Hovnanian-built), on Hatteras Club Drive in the Catalina section, 1 story, 4/2.5/2, 2400 sq ft +/-, lakefront, pool was just reported as sold as of 8/28 at a sales price of $290,000. This was a regular sale (not a short sale/bank owned)...The home was on the market for 76 days and was priced at $319,000.
The original owners purchased the home in 1996 for $205,100.

Winston Trails...Short Sale
A new Short Sale property just came on the market minutes ago...A Cairo, (3/2/2), with a pool on the canal in Prairie Dunes Village...asking $200,000.
This home sold to the current owners in May 2006 for $387,000
In my opinion, this home will be under contract in 2-3 days...by weeks end, it will be gone.

Winston Trails...back from the edge
A Venice on Bermuda Dunes that was close to being sold at the courthouse steps is under contract pending bank approval of a short sale.
This Venice has been on the market with the current agent for a few days shy of 1 year. The home is on the lake and it appears that the lender has approved a sale price of $240,000. The current owners are the original owners and paid $206,800 for the home in August of 1998.

This home is a short sale that has been on and off the market since May of 2007. The home was originally placed on the market at an asking price of $435,900.

A Paris (5/3/2), in Indianwood Village, pool, lake, was just listed as a Short Sale at an asking price of $370,000. The current owner purchased this home in December of 2006 for $499,900 and it appears that it was a 100% financing deal (80/20).

Winston Trails...off the market
A Paris, 5/3/2, 2700+/- sq ft, golf front, in Bay Hill, that was on the market for sale for an amazing 891 days was just rented out. It was placed up for sale originally at $579,000 and most recently was listed at $344,900 when the owner decided to rent it out. This owner has been through 4 or 5 agents and has probably left well over $100,000 on the table by "chasing the market down" rather that pricing correctly. It could have been the result of bad agent advice/skills or a stubborn owner or the deadly combo of both!
Either way, this poor owner now has tenants in a home that will most likely be worth less in a year when the lease is up and he wants to sell again.

A London on Silverado Terrace which has been on-and-off the market for 481 days just went back under contract again. Originally placed on the market at $235,000, it was priced at $135,000 when it went under contract again.

This home has been on the market with its current agent for 479 days. It was placed on the market for $235,000 back in April of 2008 and the asking price was continually reduced until it finally went under contract at an asking price of $130,000.

There was lots of activity over the weekend:
1) A Sydney model in La Gorce, (5/3/3) that was under contract came back on the market. This property was a short sale, originally priced at $356,900..priced now at $275k...on the market for 163 days.
2) A Capri model in Catalina was taken off the "for sale' market and was rented out....on the market 365 days.
3) Wedgewood Village-Riviera model 3/2/2, 2236 sq ft, on the golf course...Short Sale-went BACK under contract after 422 days on the market. Originally priced at $342k, the home was priced at $250k when it went back under contract
4) Muirfield Village Antilles model, 4/2/2, priced at $259k went under contract after 7 days on the market.

Back on the market
A short sale in Catalina that was under contract since July 14th has just come back on the market. The 3/2/2, lake, pool home was listed for $249,900 when it went under contract on 7/14 and it is still listed at that price. The home has been on and off the market since November of 2007.
Our opinion on a situation like this is that this seems to be one of those situations where if the home had been priced properly by the agent back in 2007, these owners would not be in a short sale situation today.

Just placed on the market in Muirfield Village...Antilles model (4/2/2), interior lot, no pool...asking price $259,000.
Willow model (5/3/3) in Shadow Tree, canal/golf-views and pool, was under contract but just came back on the market...asking $325,000.
Willow model in Sand Hills, lake, pool was on the market at $409,900 was removed from the market after 21 days.
