A week or two ago I wrote a post on sellers hiring agents who severely underprice the sellers homes. There were 2 that were put on the market at no less than $40,000 below where the should have been offered to the market. Luckily, one of them re-priced much higher 2 days later. The other one may never know how much money they left behind.

Pricing strategy in today's market is sooo micro-specific that agents who who don't have a depth of subdivision experience rely on the wrong information, or don't know how to properly weight comparable statistics and analyze them against the market on that day, and will inevitably give their seller the wrong recommendation....costing them tens of thousands of dollars or months and months of wasted time.

Well...it looks like the pattern just keeps on repeating itself. Just this week, a Copenhagen (3/2/2, 1800+ sq ft) in excellent condition and with a bunch of desirable upgrades, was offered to the market at $150,000! About $75,000 underpriced! That's less than we can sell the smallest model in The Greens for, WITHOUT any upgrades and in TLC condition!

This kind of stuff KILLS property values in here. It's just one more hurdle that needs to be overcome with an appraiser and a lender.

Neighbors don't let their neighbors hire the wrong agent!
