2 agents most likely just cost their clients tens of thousands of dollars

Just in the past week or so, in Winston Trails, I have seen 2 homes listed by agents that I have never heard of nor have these agents sold even 1 home in Winston Trails. But, for some reason, these sellers placed their full trust and confidence in the sale of perhaps their largest asset, in the hands of (maybe) well-meaning, but ill informed agents.

First case: A Cairo model (1800+ sq ft, 3 br, 2 ba), with a large screened enclosure, was listed for sale for $40,000 LESS than the same model sold for days before. I am familiar with both homes and the Sold home contained many more interior upgrades (kitchen, flooring)...but nowhere near $40,000 difference. (I'll keep you updated on the eventual sales price...and eventual dollars left on the table by hiring the wrong agent)

The next one is a Venice model (2400 sq ft, 4 br, 2.5 ba), on a great cul-de-sac lot, with a beautiful pool and accordion shutters...this was listed approximately $50,000-$60,000 below where it should have been positioned. Sad for the owner. Great for the buyer!

For sellers, (and some agents), pricing in this market is very confusing. Prices are all over the chart. You have to be so dialed-in to the specific subdivision price influencing factors; And if you're not, you could be either leaving tens of thousands of dollars on the table, or sitting on the market forever (and losing money too as that transpires).

Just tell me that you are hiring another agent but still would like my input. I'll appreciate the honesty and perhaps be able to prevent you from losing a ton of money and/or wasting a lot of time. I have a vested interest in keeping Winston Trails prices as high as possible...I live here too!
