After a lull in new properties coming to the market, there have been 8 homes listed for sale in the past week in Winston Trails.
Every year that I have been working the Winston Trails market (since 1998), the ebb and flow of homes for sale has become quite predictable. From the week that school begins in August to the middle of September is a very slow time for new properties coming on the market here. It then picks up until early-mid November.
The homes newly on the market have priced quite aggressively as compared to the statistics on the 102 Winston Trails sales so far this year.
If you have read my post of a few days ago, you may remember that the average selling price for all homes that were NOT short sales or foreclosures was $137/sq. ft.
The chart above reveals that the asking price of the 8 homes most recently listed for sale averages $167/sq. ft.…that is 22% higher than 100 of the most recent Winston Trails selling prices.
Since I am a Winston Trails homeowner also I hope we get a few deep-pocketed buyers who don’t care about appraisals to step up and increase our home values in one fell swoop!
