To the dismay of everyone but the buyer, I am certain, was the selling price of $275,000 in an all cash sale.
And this sale, right here, backs up my admonition to my seller clients that "you want to be the NEXT house to sell" when you go on the market...(take advantage of the market..and do it quickly). Just think of the effect that this sale will have on the appraisal of a similar home...If you read my posts, you'll recognize right away that this sale is well below the average price/sq ft. This one is only $90/sq ft, and that is WITH a pool and a big golf course lot.
Put yourself in the shoes of a hypothetical Winston Trails seller who owns one of the 2 story, master series homes. They currently have their home under contract, and certainly for 10-20% more per sq ft, just waiting for the buyer to get their appraisal done...and then THIS shows up as a sale! All bets are off for a positive appraisal result.
There is sooo much analysis of information and trends that is important in selling a Winston Trails home in today's market...be very careful whom you choose to handle that for you.
