Winston Trails short sales, foreclsoures and total home sales...a breakdown.

With all of the conflicting information and raw data being disseminated today I thought it important to put out some specific information regarding our community of Winston Trails.





I went back to 2006 and researched all of the sales, then separated them as follows:

1. Total sales
2. Short Sales
3. Foreclosure sales / Bank-owned sales

Some interesting, some expected, as well as some unexpected numbers, were revealed.

92 total home sales

4% of all 2007 Winston Trails sales were 'distressed' sales

2008
69 total home sales
7 Short Sales
7 Foreclosure Sales
20% of all 2008 Winston Trails sales were 'distressed' sales

2009
67 total home sales
22 Short Sales
2 Foreclosure Sales
36% of all 2009 Winston Trails sales were 'distressed' sales

2010
60 total homes sales
10 Short Sales
3 Foreclosure Sales
22% of all 2010 Winston Trails sales were 'distressed' sales

2011
91 total home sales

11 Foreclosure Sales
25% of all 2011 Winston Trails sales were 'distressed' sales

2012 (ytd)
17 total homes sales through April 1st...(avg of 5.7/month...extrapolates to 68 sales in 2012)

29% of the 2012 Winston Trails sales so far were 'distressed' sales

Additionally, there are currently 24 homes on the market in Winston Trails...3 of the 24 are Short Sales, 2 of the 24 are Foreclosures. That is 20% of all active homes are 'distressed' properties.

Looking at what is currently 'under contract' in Winston Trails reveals this: Coincidentally, there are 24 homes under contract...16 of the 24 under contract homes are Short Sales and 1 is a Foreclosure. So that means 71% of the Winston Trails homes currently under contract are 'distressed' sales.

It looks like 2012 is shaping up to be the year of the short sale in Winston Trails!

This breakdown and trend has far reaching implications for Winston Trails homeowners who may want or need to sell in the next 24 months.
