You'll notice that out of 12 closed sales in the past 90 days, only 2 were distressed...1 short sale and 1 bank owned. However, of the 12 homes currently under contract, 5 are short sales and 3 are bank owned...that may have the effect of bringing comparable sales down going forward. The sellers having appraisals done now have the benefit of fewer distressed sales available as comps.
