A Cairo in Golfview Village has just come on the market at an asking price of  $350,000.  This is not being marketed as a short sale. The seller purchased the home in August of '03 for $245,000.

Back on the market one more time!

A Cairo in Golfview Village that has been on-and-off the market since March 2007 just came back on the market, again! It's a nice home on a golf course lot and it is priced at  $239,900.

I could not have made up a better story to reinforce what we always counsel our seller clients about: "Chasing the market down". We met with this seller back in 2007 and the seller did not agree with (or like) our assessment/analysis of the market value of his home. He hired another agent that priced it much higher than we suggested.  Needless to say; it did not sell.

To make a long story short, today the home is listed for $145,000 less than they started at over two and a half years ago...if they were priced in line with market value back in 2007 they would be $100,000+ ahead AND have been able to move on with their plans 2 years sooner.

Sellers...don't fall for the "buying your listing" trick that you may encounter when you decide to sell and interview agents. Typically it is the LEAST experienced and LEAST capable agent that gives you the highest estimate of selling price...the agent does not control the value, they interpret the data (honestly or dishonestly).

Golfview Village...courtyard model

One of the few Granados-built courtyard models was just put back on the market.

This model is set up as a 2 bedroom, 2 bath in the main house with a separate  guest bedroom and bath detached from the main structure. The subject property has a pool and backs to the lake.

The home is now on the market at $299,000.  Previously, the home was on the market in August of 2008 at an initial price of $338,000...it was reduced to $319,000 in May of 2009 and the listing expired after 1 year on the market.

Golfview Village sale

This Nairobi with a pool that backs to the 7th hole in Golfview Village just sold for $267,500. This home was on the market for 28 days and was priced at $277,900.

The sellers paid $218,500 for the home in December of 2001.

Golfview Village, under contract

A Nairobi, 4/2.5/2, 2 story, 2000 sq ft, pool, golf, on Grand Cypress Circle just went under contract. This home was NOT a short sale...the asking price at the time of contract was $277,900. The home was on the market since August 28th.

The owner paid $218,500 in December of 2001.
